Essentially we provide two types of service, "Letting" and "Management" The one you choose will depend entirely on your circumstances.
Void Periods :
If we manage your property the service does not include supervision before or between tenancies.
On Capitol Management finding a suitable tenant and on completion of the tenancy agreement, our commision will be charged as follows :
• Finding a tenant • Obtaining and vetting references
• Preparing Letting agreement
• Overseeing transfer of ultilities
• Collecting one months rent as a deposit and one months rent in advance.
• Fee - The equivalent of One months rent ( 2 weeks if full management)
• Full residential and rental services as in No. 1 (above)
• Dealing with all payments such as general and water rates
• Dealing with maintenance problems e.g. calling service engineer in the event of broken down washing machine.
• Organise annual gas safety inspection
• Rent collection Fee - 10% of monthly rent.
• Inventory preparation - £30 an hour, including office time, with a minimum charge of £50
• Periodic inspection - £25 per inspection for a one bedroom property and £25 for each additional room.
• In the event of tenants introduced by Capitol Management extending or renewing the tenancy agreement by way of negotiating with the landlord, his agent or Capitol Management commision is payable as per point 1 & 2 in Other Services.
• All fees are payable at the commencement of the term and will be deducted from the first months rent. Any difference owed to the landlord will be paid in 10 days and any difference from the landlord will be deducted from susequent rent payments.
• In the event of a prospective tenant introduced by Capitol Management completing the purchase of your property at any time, a commision will be levied of 1% of the purchase price.
• Fees are not reimbersed if the tenant(s) vacate the property before the end of the term, and the agent cannot be held responsible. Under the Management Letting Contract, the unused portion of the management charge is reimbursed. Commision refunds are only payable where the property has been re-let by Capitol Management.
• NO VAT will be levied on any of the above charges.
